For multifamily owners & property managers

Unlock more potential from your building.

We turn select units into professionally managed furnished rentals, handling setup, pricing, and guests, with cleaning and maintenance if your building needs them. Start with one or two units and evaluate the results before expanding.

One or two units to start, not the whole building. Terms are set building by building.

Operating record

An operator with a track record

24,000+
guest reviews across Dwell-managed homes since 2020
2,000+
public-channel reviews in 2026

Operated with our sister company, Dwell, a licensed Florida property manager. Review counts cover Dwell’s full managed portfolio, as of September 3, 2026.

“I don’t run the guests, the pricing, or the cleaning. They handle all of it, and I still know exactly where every unit stands.”

The rent roll

Some units cost more than the rent says.

The rent roll shows what a unit collects. It does not show the months it sat, the cost of turning it, or the concession that filled it.

  1. Vacancy interrupts income.

Between leases, a dark unit collects nothing.

  2. Turnovers create additional costs.

Cleaning, paint, and flooring land on a cycle, whether or not the next lease lasts.

  3. Concessions reduce effective rent.

A cut made to fill a vacant unit can become the rent you actually collect.

A few units may suit a different operating model. We assess that property by property, and not every building qualifies.

The pilot

One or two units, run for you.

You approve the plan and the budget cap before anything is ordered. Setup is coordinated through our outfitting partner. Then we operate the furnished rental.

We can replace your current property manager or work alongside them, depending on what you want for the building.

Service levels

Three levels. Choose what your building needs.

Every level covers the digital side of the operation. Add cleaning, or cleaning and maintenance, based on what your building already has in place.

  1. Digital only

We list the units on the major booking platforms, price them for furnished stays, and handle guest messages and support before and during every stay. Your team covers cleaning and maintenance.

  2. Digital + cleaning

Everything in Digital only, plus cleaning between stays. Many multifamily buildings already have maintenance covered but no one to turn a unit between guests. This level fills that gap.

  3. Digital + cleaning + maintenance

Everything in Digital + cleaning, plus maintenance for the units. One team runs the full furnished-rental operation.

Fees are set building by building, based on the level and what each building needs, and laid out in your proposal.

How it works

Four steps. Then you decide.

  1. 01

Assess the building and operating suitability.

Rent, vacancy, local operating permissions, and building requirements. Not every building qualifies.

  2. 02

Agree on the pilot, setup scope, and budget.

You approve the units, the setup plan, and a budget cap before anything is ordered.

  3. 03

    Launch and manage the units.

We coordinate furnishing, then handle listings, pricing, and guests, plus cleaning and maintenance at the level you choose.

  4. 04

Review performance and decide what comes next.

You see the operating results for the agreed period, then decide whether to expand.

Properties & results

Buildings we have taken on.

Three properties, three different starting points: a new development, an underperforming resort complex, and a long-term rental building.

We were involved before the building existed. We underwrote the development site, helped the developer specify the building, and consulted on furnishings and design. Once the property was ready, we staffed it and took it from zero operations to full operation.

“They were part of this before we broke ground. Underwriting, the building spec, furnishing, hiring the team, then running it day to day. We never had to figure out the operation on our own.”

Playa Largo Ocean Residences

An underperforming property run by an operator of hotels and multifamily buildings. They had not found a way to make the vacation-rental side work, so they brought us in to run it.

We reduced the cost base and got the property certified on Airbnb, Booking.com, and Vrbo. Each year, consolidating the listings and earning repeat guests has cut platform fees and kept revenue growing.

“We run hotels and apartment buildings, but vacation rentals were a different business. Within a year revenue was up 30% and our costs were down, and it has kept growing every year since.”

318 Walnut Street

A long-term building with below-market rents and regular vacancy between leases. We converted units one by one into a mix of mid-term and short-term stays. The owner no longer needed the previous manager, and that cost came out.

The place was exactly like the photos. The rooftop at the top of the building was also a great place to visit. Would definitely recommend!

The team

The team behind your operation

BnB Your Building and Dwell are sister companies. Dwell is our sister operator and a licensed Florida property manager. Dwell runs part of the operation and we run the other part, so owners work with one team from underwriting through day-to-day operations.

Zach Rothman, Founder. Zach founded BnB Your Building and owns Rothman LLC, the company behind our sister operator Dwell, a licensed Florida property manager. Homes managed by Dwell have earned more than 24,000 guest reviews since 2020. Zach leads the work on every building, from underwriting a development site at Rosa Negra in Medellín to running day-to-day operations at Playa Largo Ocean Residences and 318 Walnut Street.

Your property manager

Replace your current manager, or work alongside them.

It depends on the owner. Some want one team running the furnished units. Others want to keep the manager they have. Either way, who handles what is written into the pilot agreement.

If we replace the current manager

  • We take over from the current manager for the agreed units
  • You work with one team, from setup through day-to-day operations

If we work alongside the current manager

  • Your property manager keeps the owner relationship and the management contract
  • We run the furnished-rental operation for the pilot units

FAQs

Before you send the building.

Is my building suitable?

Not every building qualifies. We look at local operating permissions, building rules, unit economics, and the effect on residents and common areas. That review happens before a pilot is proposed.

Who funds furnishing and setup?

You approve the setup plan and a budget cap before anything is ordered. Funding, ownership of the furniture, and cost recovery are agreed per building in the pilot agreement.

How are local permissions and building rules assessed?

They are part of the suitability review, before launch. A pilot does not proceed on the assumption that a building already qualifies.

What happens if performance falls short?

The pilot agreement sets the review point, the comparison basis, and the process for ending the pilot or returning a unit to its prior use.

How are existing residents and common areas considered?

Access, noise, security, and common-area use are assessed for each building. The operating plan has to fit the property.

Do you replace our property manager?

That is your choice. We can replace your current property manager, or work alongside them. If they stay, they keep the owner relationship and the management contract, and we handle the furnished-rental operation for the pilot units. Either way, the split is set out in the agreement.

What reporting does the owner receive?

Operating and performance reporting for the pilot units. The metrics, cadence, and comparison basis are agreed before launch.

What are the fees, commitments, and exit terms?

They are set building by building, based on the service level and what each building needs, and laid out in your proposal.

Next step

Get your building’s numbers

The first conversation confirms the building, the current rent picture, and whether a pilot is worth assessing. It is not a completed underwriting.

  1. Share the address and approximate unit count.
  2. We tell you what else is needed, often the rent roll, building rules, and local permission details.
  3. You get the next-step scope before any pilot decision.

No obligation. We reply with your building’s numbers.
